New York entrepreneur and author Michael Bash

How are you doing today and what do you envision the future to appear to be? *

At the age of 90 I’m healthy and healthy! I spoke with a medium once who said I’d be the age of 102! I’d like to write a second book over the next couple of years. I’m also looking to work with someone younger who might be able to teach and also help me in the running around for the rezoning work.

Through starting the business Have you learned anything that you can use or benefit from? *

I’ve gained a lot of knowledge in my long experience of rezoning homes. Most people are looking at the wrong spots in search of property to buy or develop. Instead look for areas that are undeveloped and underdeveloped.

What platform/tools do you employ to run your company? *

I do not utilize any platforms/tools for my business. I rely on my interpersonal skills, my ability to recognize and seize opportunity when I see opportunities. My ability to network with others and the desire to assist other people are the tools I use and my platform.

What are some of the top books, podcasts, publications, or other resources?

I’ve been a fan of reading since an early age. Freud, Russian novels come to my mind. For his work I do not believe that you require books. Early on I found an amazing real estate agent who was older than me. The man taught me a lot about the business of real estate. I also bought a property from him. It was a win-win situation.

A few tips for entrepreneurs looking to start or are just beginning their journey?

Find someone working on real estate. If you don’t know anyone, phone several people and get to know them to see which one would be good for you. Make it an all-win scenario where you can learn from them and you may also be able to help them. Also, don’t follow standard ways to do things.

What’s the story behind your idea? And how do you have this idea? *

I was born and was raised in Jerusalem. Since a very young age, I was interested in religion and enjoyed the tale of how Paul/Saul occupied the city and built it. I’ve always had an interest in electronics. I even had an uncle from New Jersey who could help me. I came to the U.S., and after graduating from college, I found employment in electronics. The job involved helping to process an operational instrument , which resulted in 1 unit that was then expanded to 24 units. There are two examples that stick in my mind where I saw that I could modify something to improve it to increase its output and efficiency, as well as the way it helped other people.

Explain the procedure of starting the business. *

Rezoning requires a few key steps. Begin by researching a parcel of land to be purchased to be rezonable by researching the kind of property it is located in, the type of schools located in the area, neighboring businesses, etc. The next step is attending the city’s meetings and get to know individuals like council members or the mayor, and neighbors. If you can meet any of these people prior to the meeting and assist them in helping to achieve their goals and goals, they could be more inclined to aid you. For example, I bought the 20-acre property on a budget due to an incinerator nearby. By building a high wall and beautifying my property, I was able to hide the elements that people consider ugly. I then talked with neighbors for their approval by taking 1 acre of land to expand their property.

Since your launch, what’s worked to attract and retain customers? (or from other investors/companies that will)*

It is my ability to connect with others especially with women which has helped me in my work and in everyday life. I’m a warm-hearted person who’s always liked people. I was raised this way which was not learned to me. I also enjoy charity work and enjoy helping those with less resources.

After borrowing $30,000 from a friend of his father to finance his first real estate deal, Bash officially became a millionaire. Since then, he has been involved with major planning and zoning projects and building and developing a number of shopping centers, hundreds of homes, office buildings, water and sewer systems, and nearly 3,000 apartment units and condos throughout New York State. He helped to fund Danny Thomas’s annual telethon for St. Jude’s Hospital which raises $10-20 million per year. He also participated in building the Laniado Hospital in Netanya, Israel, and is one of the founders and contributors to the Jerusalem Great Synagogue. In addition, Bash has contributed $1 million to Ben Gurian University in Israel.
